Experience

Over 20 years experience in the LIHTC industry. I started out as a receptionist for a large Developer & Property Management company at their corporate office. I was assisting and helping in all the different departments of the company and within 6 months I was learning all aspects of property management. I went to several State & National training classes and within the 1st year I earned my first certification for LIHTC as a Site Compliance Specialist (SCS), I was promoted to Regional Manager with a portfolio of approximately 2000 units, within 3 states (ID, WA & MT) Managed property managers & maintenance. I was also responsible for all the new properties and initial lease up, With 1-2 new properties being added each year. I worked in property management for about 8 years working with investors & state agencies went through many state audits & inspections. I earned many certifications in LIHTC as well as tax-exempt Bond, HOME programs, USDA Rural Development & HUD Section 8. As many properties that i provide services to are multi-layered. Which can be difficult and confusing sometimes. I took many training classes & was very fortunate to have lots of hands on experience. I started my own business in 2008 so I could provide compliance consulting to Owners, Investors & property managers of LIHTC properties as I know how important & stressful it is to be in and maintain compliance as the consequences of Non-Compliance can be catastrophic. I strive to empower the confidence to property mangers to be knowledgeable to becoming compliance confident so that affrordable housing can continue making a difference for families everywhere to have a place they call HOME!! We then have all succeeded in the tax credit world!.
